Bank statement loans.

How deposits, account activity and business expenses help shape an income review—and what the label leaves out.

The short read

Start with the idea.

The important question is how the income calculation works. Which deposits count? What expenses are considered? And what else does the lender need to review?

The lender sources below illustrate documentation methods. They do not establish a lending relationship with Amina or which programs are available for your situation.

01

Start with the income method.

A bank statement loan uses eligible deposits to help document self-employment income. Depending on the method, a lender may review personal accounts or business accounts. The point is to understand activity over time, rather than read one account balance.

Being self-employed does not by itself determine which documentation method fits. The method and the loan’s other requirements need to be reviewed together.

A question to bring

Which income documentation methods could be considered for my situation, and why?

02

Ask what counts as income.

A deposit is an entry on a statement. It is not automatically income the lender can use. Transfers between your own accounts, non-business deposits and unusual activity need to be understood in context.

Account ownership and the way revenue moves through the business also matter. The lender needs to understand the source of the money, not simply add every deposit together.

A question to bring

Which deposits would be included or excluded, and what would explain an unusual deposit?

03

Make room for business expenses.

Business revenue is not all available for a mortgage payment. A business-statement method accounts for operating expenses when estimating income. The lender may use an expense assumption or supporting information, depending on the program.

After eligible deposits and expenses are reviewed, the lender calculates an average income figure. Understanding that calculation is more useful than looking at the largest month on a statement.

A question to bring

Can you show me how eligible deposits and the expense treatment become the income figure used in the review?

The rest of the file still counts.

Income documentation is one part of underwriting. Credit history, existing debt, funds available after closing, and the property can also affect the review. Bank statements alone do not determine an outcome.

A formal review has a lender-defined statement period, account list and supporting records.

An introduction here is different. The first conversation can start with an outline, without sending financial documents.

A question to bring

What remains to be reviewed beyond income, and which records would be needed if I decide to proceed?
