For Realtors

Your client doesn’t need another person selling them something.

They need people who can help them understand what they’re doing.

I work with Realtors who want a lending partner willing to look carefully at the file, communicate clearly, and tell the truth even when the truth is not yet.

What I can take today

Currently originating non-QM financing for investment and second-home properties. I’m individually licensed; the states are listed at the bottom of this page.

Working together

  • Sometimes that means helping structure a complicated scenario.
  • Sometimes it means identifying what needs to change before the client is ready.
  • Sometimes it means explaining the mortgage side well enough that everyone involved understands what we’re solving for.
  • And sometimes there’s no transaction involved at all.

The Happy Mortgages Library also gives us something else to share:

Education.

I offer team sessions, breakout conversations, mortgage education, scenario discussions, and resources designed to help Realtors understand the financing questions their clients are already asking them.

Not sales meetings disguised as education.

Actual mortgage conversations.

Who are you working with?

Where I’d start reading — not an answer. Every file is its own, and the read comes after the outline.

An investor adding to a portfolio of rentals.

What I’d look at first

  1. What they already own, and what’s financed against it.
  2. Whether the rent covers the full payment — taxes, insurance and dues included.
  3. Reserves, and whether they’re buying in their own name or an LLC.

What to tell your client

If it’s a rental, the property can carry the file. If they’ll live in it, this isn’t the program — and I won’t pretend it is.

Working with me

What you can count on

A straight read, early
If a file doesn’t fit, you’ll hear it in the first conversation, along with what would have to change.
Usually a reply inside 48 to 72 hours
The same window I hold myself to for every inquiry, on my worst week rather than my best.
No credit pull to start
The first read needs an outline, not documents. Nothing formal starts unless your client wants it to.

Agents and teams

Tell me what you’re working on.

Tell me who you are, where you work, and what you’d like: a scenario to look at, an education session for your team, or an introduction. Please leave client names and finances out of this form — when there’s a file, your client writes in themselves.

Rather talk it through? (704) 737-4567 — that’s Amina.

A scenario

A purchase you’re working on, or a client who isn’t ready yet. The outline is enough — no client documents.

An education session for your team

Mortgage education built around the financing questions your clients are already asking you: how a file gets read, what a lender asks for and why, and what clients should gather early. Topics vary: ask for my list, or I’ll build a session around the topics your firm wants. In person or virtual, usually 45 to 90 minutes, depending on the topics and the questions.

It’s education, not a pitch. It’s open to any team, whether or not you’ve ever worked with me, and nothing is expected in return.

What would you like?

No client names or finances, please.
