The Library

You don’t need to know mortgages. You deserve to understand yours.

Teach me.

People who work in lending speak this language every day. Most borrowers don’t. And why would they?

You might finance a handful of homes in your lifetime, yet you’re expected to understand income calculations, assets, credit, appraisals, underwriting, loan programs, interest rates, closing costs, and a collection of documents you may have never seen before.

That’s an information gap. The Happy Mortgages Library exists to make it smaller.

This is where I break lending down into plain language: what something means, why it matters, why we’re asking for it, and how the pieces of a mortgage fit together.

You don’t need to become a loan officer. You just deserve to understand yours.

    First-Time Homebuyer

Buying your first home comes with a surprising number of decisions nobody really prepares you for. From credit and down payments to choosing a lender, understanding costs, and getting to closing, this series breaks down the process without assuming you already speak mortgage. Because everyone starts somewhere, and asking questions is part of getting ready.

Not To Be Dramatic / Lending 101

Not to be dramatic, but a mortgage is a pretty significant financial commitment. 😂 This series goes back to the fundamentals, untangling the terminology, assumptions, and everyday mortgage questions that deserve better explanations. Consider it Lending 101, with a little perspective and considerably less industry jargon.

    Language of Lending

Ever wonder why a lender needs your tax returns, bank statements, employment history, or that one document you didn’t even know existed? There’s usually a question behind the request. This eight-part series translates the language of underwriting, explaining what lenders ask for, why they ask, and how the pieces of a complete mortgage file fit together.

    The Sweet Spot

The best mortgage decision isn’t necessarily the one with the lowest advertised rate, the largest approval, or the most impressive numbers on paper. The Sweet Spot explores the space where financing, affordability, timing, lifestyle, and long-term goals meet. What works mathematically should also make sense for the life you’re building.

    The Art of Mortgages

The more I learn about mortgages, the less I believe they’re actually about mortgages. They’re about choices, opportunity, timing, leverage, family, business, and the lives we’re trying to build. This series looks beyond the transaction to explore the art of using mortgage financing thoughtfully, and why the bigger picture deserves just as much attention as the numbers.

    Happy Reminder

A little perspective goes a long way. Happy Reminders are short observations about mortgages, money, preparation, patience, and the occasional life lesson that finds its way into lending. Not every useful conversation needs ten slides and an underwriting guideline. Sometimes we just need a reminder.

    Mother’s Mortgage Advice

Some of the best financial advice sounds suspiciously like something your mother would say. This series brings common sense, life lessons, and mortgage strategy together to explore the decisions we make with our money. From understanding value to remembering that nobody works for free, sometimes the simplest advice deserves a closer look.

    Just Curious

One question leads to another. And sometimes another. This series follows the curiosity behind mortgages, money, housing, and the systems that shape our financial decisions. It’s a place to ask the questions that don’t always fit neatly into a loan application… understanding often starts with being just curious.

    Sitting Pretty

There’s a difference between being comfortable and being prepared. Sitting Pretty is a retrospective on the mortgage, money, and homeownership lessons I wish I’d understood earlier. From credit and equity to financial independence and asking better questions, this series explores why understanding your options matters long before you need them. Having someone else handle the finances doesn’t mean you shouldn’t understand them. And a little knowledge today can create a lot more freedom tomorrow.
